What is an ARU?

An Additional Residential Unit (or ARU) is a small, self-contained residential unit located on the same property as a main home. ARUs can be attached to the primary house, such as a basement or garage conversion, or built as a separate structure in the backyard. They have their own entrance, kitchen, bathroom, and living space, making them fully independent living quarters. Often called Granny Suites, In-law Suites, or backyard house, ARUs provide flexible housing options for extended family, renters, or homeowners looking for extra income. They are one of the solutions for affordable housing and urban density challenges.

On March 14, 2024, the Municipality of North Grenville received funding from the federal government – the Canadian Housing and Mortgage Corporation (CMHC) – to build more accessible and affordable housing for current and future residents. The Additional Residential Unit (ARU) Initiative is one of the seven initiatives being undertaken by the municipality to build more homes faster.

The ARU Initiative offers a one-time grant of $10,000 (plus applicable building permit fees) and three shovel-ready ARU architectural designs to help reduce some of the financial and design barriers to this kind of development on existing residential properties. The provided architectural designs are detached units: one-bedroom, two-bedroom, and a barrier-free one-bedroom.

Application Process

Intake #1: February 17 - March 3, 2025 
Applications will be accepted for two weeks at a time, approximately once every three months, for three years. This will continue until all the funds are used up. A total of $300,000 is available for this program, with $100,000 allocated each year for three years. There are TWO applications - Grant Application form and Architectural Plans Usage Application Form. You may apply for one or both. 

The maximum grant amount is $10,000 plus applicable building permit fees. The grant does not have to be repaid to the municipality.

Usage Restrictions: Funds must be used solely for the construction of an additional residential unit. No upgrades or renovations are permitted. No grants are provided retroactively. The Municipality reserve the right to ensure that usage restrictions are upheld, and grants can be called back to the Municipality if funds are used in contravention of the grant agreement.

Prepare

First, provide proof of ownership, a plan for your ARU, and financing details.

Apply

Next, complete your application and include affordability details for your ARU.

Submit

Step three is completing your application to the Municipality.

Review

Step four - the Municipality will review and score your application using the Scoring Rubric.

Release

Step five is the release of the grant funds and the beginning of your build!
